A repeat of  one of the first topics tackled on Probably42.

    Suggested Agenda

Topic – Overcoming the Housing Crisis

During the last 50 years, the cost of homes as a multiple of average annual income has escalated enormously, to the point where many young people can only buy a home with the help of their parents (bank of Mum and Dad), or have to live with parents to save up, or have no prospect of ever buying a home.

    Agenda

Some of the topics and issues we might cover in searching for solutions include:

Supply of land for new homes Ending incentives for sitting on land Is there a resource limitation because of amount of land needed for food, agriculture, forestry, water, environment. Are we full? Green belt New Garden Towns New hi-tech cities

Rate of building and availability of homes What are the constraints Housing white paper initiatives Building automation – factory built/robotics Impact of buy-to-let and private landlords Impact of overseas ownership (especially London) Impact of social housing

Prices/Affordability/Taxation The momentum behind ever increasing house prices and media portrayal as good thing The role and fees of Estate Agents, vested interest in increasing house prices Getting on the ladder. Large deposits. Salary multiple limiting borrowing and increasing deposits. Reducing windfall investment returns on multiple properties through tax Rental/Part purchase option i.e. shared equity model Aligning volume and population and other infrastructure Impact of longevity, divorce, immigration Taxation of empty properties Quality of housing Decreasing size of homes Building regulations Leasehold v Freehold

Rented Property v Ownership Is rented accommodation as good as ownership. Why much of Europe has more rental than owner occupier. Amateur Landlords Build to rent Security of tenure Quality

Managing housing stock Council control of ownership v letting properties Airbnb National Housing Management body to manage housing long-term (BofE like)?

    Other agenda items

Do you have any other agenda items you think should be added to this list?
